JLL Capital Markets announced today that it has arranged a $14.88 million construction loan for the development of a new Class A self-storage development in Montvale, Bergen County, New Jersey. JLL worked on behalf of the borrower, a strategic venture between Claremont Development, March Development and Battery Global Advisors, to secure the 42-month, floating-rate loan with extension options through Fulton Bank. A proposed three-story, 87,000-square-foot self-storage facility on Union Avenue received conditional final approval from the New Windsor Planning Board on April 9. The project, proposed by Unit 3 LLC, is located at 857 Union Ave. on a four-acre parcel in the highway commercial zone — the site of the former USA Granite facility. Plans include an office, 21 parking spaces and a loading bay. The use is permitted by right as a mini-warehouse.
