Bernardston Planning Board to Consider Proposed Construction of Ten Self Storage Buildings

The Planning Board will consider a Las Vegas-based company’s proposal to construct 10 self storage buildings on two Northfield Road lots during a public hearing on Thursday.

The hearing will begin at 6 p.m. in Town Hall.

The land next to the Dollar General Store on Rt 10 in Bernardston may be the site of storage unit buildings.

Pending approval of a special permit from the Planning Board, Patriot Holdings LLC plans to build 10 metal self storage buildings at 107 and 111 Northfield Road (Route 10). According to Planning Board Chair Christina Slocum-Wysk, the lots are between the Dollar General store and The Heirloom Collective marijuana grow facility in the town’s Expedited Permitting District.

The buildings would take up 39,975 square feet of space in all on the roughly 8.5 acres of land. The site plan, which can be viewed here, has already been approved by the Conservation Commission, Slocum-Wysk said, with the understanding that construction won’t impact stormwater drainage.

Should the Planning Board sign off on the project, it would be the second self storage facility in town, joining the existing Bernardston Self Storage on Deacon Parker Road near the Gill town line. Slocum-Wysk noted Bernardston Self Storage recently installed three new buildings of its own.

“It must be good business in self storage these days,” she said.

The public hearing will be a chance for the Planning Board to review the site plan, zoning bylaw criteria and special permit criteria, according to Slocum-Wysk.

“If there are things that we want them to change,” she said of the applicant, “they will have to make those changes and come back to us.”

Once approved by the Planning Board, there is a 20-day appeal period before Patriot Holdings LLC can receive the special permit and continue with its plans.
