Plans for two large self storage warehouses are moving forward. As demand for self storage facilities has grown in recent years, Lower Bucks County has seen numerous built.
The two new facilities, if approved by Bristol Township Council and built, would grow the number of storage units in the township by 1,800. A developer is seeking to construct a self storage facility with two billboards on a 3.57-acre area of land in Bristol Township.

Bristol Pike Storage is looking to build at a wooded site along Route 13 near the Pennsylvania Turnpike/I-95 in Bristol Township near Green Lane. The 3.57-acre site sits at the terminus of Pacific Avenue, a residential street.
The plans for Bristol Pike Storage would have a right-in and right-out driveway along Route 13. A gated emergency access driveway would connect to Pacific Avenue. A traffic engineer for the developer told planners there would be “minimum impact” on local roads.
Two 1,200-square-foot billboards at the property would face the Pennsylvania Turnpike/I-95, according to the plans.
The second proposed self storage facility would also be built along Route 13. The sites are less than a mile apart. The proposed 36,000-square-foot facility would be along Route 13 at Airport Road and Silvi Avenue.
The planning commission recommended council approves the plans at a future meeting. Mike Meginniss, the attorney for developer Poverni Sheikh Group LLC., said the site is an “oddly-configured lot.”
The plan is to consolidate two lots, which totals to 2.5 acres, and demolish the existing buildings and remove the vehicles presently being stored there.
Meginniss said the self storage facility, if approved, would be an improvement over what is presently there. He noted almost the entire property is presently paved over. “We are adding a significant amount of green space,” Meginniss said. “There will be significant net positive impact to stormwater management at this property.”
The developer plans to have an access point along Airport Road and two on Silvi Avenue. As part of the proposal, the developer plans to improve part of Silvi Avenue near the facility.
Maryland-based Poverni Sheikh Group recently finished construction of a new self storage facility at the former Aldi site along Woodbourne Road in Middletown Township.
