The report documents how we’re innovating in areas like carbon emissions, energy, water use, and workforce diversity. We also include new details on how we’ll accelerate our progress in the years to come.

ESG is everyone’s responsibility at the company, and we’re immensely proud of our efforts as a team to reduce our environmental impact and improve the well-being of our communities.
Highlights of the report include:
- Carbon neutral since 2021: In 2022, we reduced the absolute CO2 emissions of our managed portfolio by 1,430 metric tons, the equivalent of removing more than 340 gas-powered cars from the road for one year. We accomplished this despite a 34.5% increase in gross floor area. Through a mix of renewable energy installations, energy efficiency upgrades, and verified carbon offsets, we’ve been carbon neutral at the asset level since 2021.
- New energy, water, and emission targets: We set interim targets to reduce our grid energy, natural gas, water, and GHG intensity by 5% year over year from their 2021 baselines. To bolster our efforts, we implemented a new, more accurate process for collecting and analyzing our consumption data, with the goal of capturing 100% of this data across our portfolio by the end of 2024.
- Rainwater, solar, and heat mitigation pilots: We announced plans for new pilots focused on rainwater harvesting, heat mitigation, community shade creation, and community solar to promote resource efficiency, water conservation, and biodiversity, as well as increase access to low-cost renewable energy.
- DEI deep dive: We announced strategies for 2024 to help us further embed diversity, equity, and inclusion (DEI) into our hiring and onboarding processes, daily work culture, and leadership pipeline.
- Environmental donations: Through our StorQuest for a Cause program, we donated more than $109,000 to community partners like One Tree Planted, Friends of the LA River, and Hawaiian Legacy Reforestation from 2022 through Q2 2023. Since the report’s writing, our 2022–2023 total has grown to more than $150,000.
