Self-Storage Facility Gets Green Light in Levittown, PA

Bristol Township Council has given the green light to final land development plans for a self-storage facility in the Levittown section.

Council approved Bristol Realty Group’s plan to build a self-storage facility on a portion of a 2.28-acre property at 1502 to 1510 Haines Road.

The property located at 1502 to 1510 Haines Road in Levittown has a history of automotive use and has served as a storage site for old cars.

Bristol Realty Group’s plan for the site includes the construction of 113-unit self-storage units, which will be placed behind existing commercial establishments, including Windsor Pharmacy and Ponticelli Pizzeria and Restaurant.

Greg Elko from Langan Engineering, said the goal is to transform existing outdoor storage areas into multiple self-storage buildings.

We’re cleaning up the property by removing all the outdoor storage in the back and replacing it with a self-storage facility spread across several buildings,” Elko explained.

The site will see improvements including new pavement, clearly marked parking spaces, signs, and striping, Elko said.

As part of the project, one entrance to the property will close, and another will be consolidated, according to the plans.

Elko mentioned that finalizing the plans took longer than expected due to negotiations with neighboring property owners over a paper street running through the site. They reached an agreement to swap land, allowing the full right-of-way to become part of the Bristol Realty Group property.

The council also approved a waiver request for stormwater management on the site.

Elko explained that the topography made it impossible to include an emergency spillway for a proposed rain garden.

We’ve analyzed storms up to the 100-year event. The water only ponds 2 feet deep,” Elko said. “For a 100-year storm, there’s a grate at the outlet of the rain garden at that 100-year elevation. It essentially acts like a spillway.”

When asked about the timeline, Elko estimated that construction could kick off in mid-2025, likely in late spring or early summer.
