A New Self-Storage Facility Will be Opening Along Riverside Drive in Memphis, TN

New retail, storage space coming to Downtown Memphis: Here's where

Riverside Drive has had some form of construction happening on it for the better half of the last 24 months. Now, a new storage facility will be opening in March along Riverside.

Developer Trip Trezevant is working to renovate the former U.S. Steel Building at 666 Riverside Drive (next to the Exxon gas station) into a storage facility and a commercial retail node.

The 100,000-square-foot building will be converted into a 350-unit storage facility. Additionally, a 6,000-square-foot retail bay will be added to the 2-acre property.

Trezevant said the first floor will be a Hamilton Self Storage, the ninth location in the Memphis area. The Riverside Drive site will have a 350-unit storage facility on the first floor along with a 100-vehicle storage facility in the basement level of the building. Both floors will be heated. Additionally, the site will offer moving equipment and U-Haul rentals, he said.

Trezevant said the retail bay is located on the first and second floors and he is still looking for a bank, restaurant or coffee tenant for the space.

The second floor, which was previously office spaces for U.S. Steel (and later Cummins Mid-South before it relocated to East Memphis), will be renovated into offices for the storage facility.

Germantown-based Trezevant Enterprises purchased the building, which dates back to the 1940s, in April 2013 for $564,000, according to the Shelby County Register of Deeds.

Demolition work began on the site in September 2024. The renovations for the commercial portion of the building are expected to be completed later this year.
