New Self-Storage Facility Approved For Construction

Another self-storage facility will be coming to Bristol Township.

Last week, Bristol Township Council approved preliminary and final land development for Poverni Sheikh Group. The council also voted to approve a zoning change for the site to reclassifying it from Light Manufacturing to Commercial.

The 36,000-square-foot, three-story facility will be constructed along Route 13 at Airport Road and Silvi Avenue. There will be entrances and exits on Airport Road, as well as two on Silvi Avenue.

The Baltimore-based developer will consolidate the two lots, which totals to 2.5 acres, and demolish the existing buildings and remove the vehicles presently being stored there.

Bryce McGuigan, the attorney for developer Poverni Sheikh Group LLC., said the plan will add greenery to the site and stormwater management structures. The site is currently covered by 99 percent impervious surface.

Poverni Sheikh Group prides itself on building something nice and that the community likes,” said McGuigan.

The site is not expected to generate much traffic to the area, McGuigan explained. The developer plans to improve part of Silvi Avenue near the facility and add curbs.

A resident raised concern over the traffic and parking on Silvi Avenue. McGuigan said the developer has worked with the neighbors to address their concerns.

Poverni Sheikh Group recently completed the construction of a new self-storage facility at the former Aldi site on Woodbourne Road in Middletown Township.

In May, the council approved plans for a four-story self-storage facility along Route 13 near the Pennsylvania Turnpike/I-95 near Green Lane.

Self-storage facilities have popped up across Lower Bucks County over the past decade. Nationwide, the self-storage business has seen substantial growth in recent years.
