A proposed three-story, 87,000-square-foot self-storage facility on Union Avenue received conditional final approval from the New Windsor Planning Board on April 9.
The project, proposed by Unit 3 LLC, is located at 857 Union Ave. on a four-acre parcel in the highway commercial zone — the site of the former USA Granite facility. Plans include an office, 21 parking spaces and a loading bay. The use is permitted by right as a mini-warehouse.
Project engineer Reuben Buck of Engineering and Surveying Properties said the plan has received conceptual approval from the state Department of Transportation, a height waiver, and correspondence from the Department of Environmental Conservation permitting the abandonment of several on-site monitoring wells.
The board received a local determination from Orange County and noted that a variance was granted by the state Department of State for a second required entrance. The applicant was also instructed to include the town’s standard lighting note on project plans.
The board issued a negative declaration under SEQR and granted conditional final approval, pending cost estimates, fee payments, and addressing comments from the planning engineer.
