The development will involve recladding, reroofing, and reconfiguring the entrances to suit the requirements of a modern self-storage unit.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Located on Pedmore Road, Dudley, along the A4036, the site is currently used as a factory producing butt-weld pipe fittings.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Woodbourne Group is also spearheading the \u00a3360m Curzon Wharf scheme, a waterside development within an eight-minute walk of the new HS2 Curzon Street Station, featuring what will be Birmingham\u2019s tallest building,<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Plans were approved in April 2023 for Curzon Wharf, paving the way for the development of a 53-storey tower (172m, 564 ft) with 498 units of built-to-rent accommodation, a 41-storey tower with up to 732 units of purpose-built student accommodation and a 14-storey development with up to 122 units of residential space.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">It will include nearly 130,000 sq ft of office, R&amp;D and life science space, over 3,000 sq ft of retail space, 15,000 sq ft of leisure space, more than 76,424 sq ft of new and improved public realm and 490m of walking and cycling routes.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Tani Dulay, CEO of Woodbourne Group, said: \u201cWe are pleased to have secured planning permission for a premium self-storage facility in Brierley Hill, marking our entry into the self-storage sector.\u201d<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Cushman &amp; Wakefield is advising Woodbourne Group on its self-storage pipeline.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Associate partner Steffan Morgan said: \u201cThe consented scheme provides an excellent opportunity to develop the property into a self-storage facility.
