A local developer has broken ground on a new commercial complex in North Las Vegas, with plans for restaurant space, a self-storage facility, and other uses.<\/span><\/span><\/span><\/p>\n

Paramount Engineering & Development founder Hamid \u201cHenry\u201d Moradi said construction crews started grading the project site, along Losee Road just south of the 215 Beltway, last month.<\/span><\/span><\/span><\/p>\n

The complex, called 215 Losee Village, is slated to include a car wash, gas station, eateries, dental office, tavern, liquor store and self-storage facility, he said.<\/span><\/span><\/span><\/p>\n

These and other businesses would be part of the first phase, according to Moradi, who aims to finish building that section by year-end.<\/span><\/span><\/span><\/p>\n

He plans to start construction on the second phase after the first one is finished and leased up, saying the next section would include stand-alone restaurants, retail space, and a five-story hotel.<\/span><\/span><\/span><\/p>\n

All told, the entire development spans about 18 acres across two parcels separated by a small street, and it\u2019s slated to cost around $40 million. <\/span><\/span><\/span>Moradi filed project plans with the city of North Las Vegas about two years ago, records show.<\/span><\/span><\/span><\/p>\n

North Las Vegas spokeswoman Kathleen Richards confirmed that the city issued a grading permit last month for the southern portion of the site \u2013 the first phase of the project \u2013 and a small section of the plot to the north.<\/span><\/span><\/span><\/p>\n

Moradi, an Iranian native who has lived in Las Vegas for 20-plus years and earned an engineering degree from UNLV, has built numerous single-tenant projects. He also buys land at government auctions and ultimately sells the sites to homebuilders.<\/span><\/span><\/span><\/p>\n

As seen on Paramount\u2019s website, the company\u2019s portfolio of completed projects includes Circle K gas stations, Green Valley Grocery convenience stores, a Shake Shack restaurant, and a Dollar Tree discount store.<\/span><\/span><\/span><\/p>\n

Moradi said that 215 Losee Village is the biggest commercial development of his career.<\/span><\/span><\/span><\/p>\n
