Plans for a new self-storage facility in the southern part of Marion County are moving forward on a site that previously housed an Elks Lodge.<\/span><\/span><\/span><\/p>\n The project, named Partners Self Storage Belleview, is slated for a 5.6-acre parcel located at 7655 E Highway 25.<\/span><\/span><\/span><\/p>\n The property was formerly the home of the Silver Springs Shores Elks Lodge #2730 before it was acquired by Partners Self Storage LLC for $610,000 in June 2024.<\/span><\/span><\/span><\/p>\n According to a major site plan submitted to the Marion County Development Review Committee, the facility will feature at least 11 buildings of varying sizes.<\/span><\/span><\/span><\/p>\n The layout includes four large, climate-controlled storage buildings at the center of the property, surrounded by several smaller storage structures and a dedicated office building near the entrance.<\/span><\/span><\/span><\/p>\n The developer, Joseph Stant of Partners Self Storage LLC, has enlisted Kimley-Horn and Associates to manage the engineering for the project.<\/span><\/span><\/span><\/p>\n Plans for the newest storage facility in Marion County come just weeks after similar plans were introduced for two other large-scale storage facilities totaling 270,000 square feet in southwest Ocala and Summerfield.<\/span><\/span><\/span><\/p>\n Current county reviews indicate the Belleview project must resubmit plans to address several technical and safety requirements. The facility will be required to install a siren-activated opening device for its vehicular access gate to ensure emergency vehicle access.<\/span><\/span><\/span><\/p>\n Additionally, reviewers have asked for clarification on fire-resistance-rated construction for several buildings to determine if automatic fire sprinklers will be required.<\/span><\/span><\/span><\/p>\n Because the project is located within the City of Belleview\u2019s utility service area, the developer must also provide documentation proving that sufficient capacity exists to serve the site.<\/span><\/span><\/span><\/p>\n The applicant has requested two waivers from the county\u2019s standard land development code. One waiver seeks permission to increase the depth of a dry retention pond to eight feet to provide additional stormwater storage volume. The second request asks to use 15-inch storm drains on-site instead of the code-mandated 18-inch minimum.<\/span><\/span><\/span><\/p>\n
