As demand for self storage facilities has grown in recent years, Lower Bucks County has seen numerous built.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The two new facilities, if approved by Bristol Township Council and built, would grow the number of storage units in the township by 1,800. <\/span><\/span><\/span><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">A developer is seeking to construct a self storage facility with two billboards on a 3.57-acre area of land in Bristol Township.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The Bristol Township Planning Commission recommended council approves Bristol Pike Storage LLC.\u2019s proposal to construct a 121,392-square-foot, four-story self storage facility that could have as many as 900 units.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Bristol Pike Storage is looking to build at a wooded site along Route 13 near the Pennsylvania Turnpike\/I-95 in Bristol Township near Green Lane. The 3.57-acre site sits at the terminus of Pacific Avenue, a residential street.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The plans for Bristol Pike Storage would have a right-in and right-out driveway along Route 13. A gated emergency access driveway would connect to Pacific Avenue. <\/span><\/span><\/span><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">A traffic engineer for the developer told planners there would be \u201cminimum impact\u201d on local roads.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Two 1,200-square-foot billboards at the property would face the Pennsylvania Turnpike\/I-95, according to the plans.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The second proposed self storage facility would also be built along Route 13. The sites are less than a mile apart. <\/span><\/span><\/span><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The proposed 36,000-square-foot facility would be along Route 13 at Airport Road and Silvi Avenue.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The planning commission recommended council approves the plans at a future meeting. <\/span><\/span><\/span><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Mike Meginniss, the attorney for developer Poverni Sheikh Group LLC., said the site is an \u201coddly-configured lot.\u201d<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The plan is to consolidate two lots, which totals to 2.5 acres, and demolish the existing buildings and remove the vehicles presently being stored there.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Meginniss said the self storage facility, if approved, would be an improvement over what is presently there.
