{"id":4824,"date":"2023-10-23T10:41:22","date_gmt":"2023-10-23T10:41:22","guid":{"rendered":"https:\/\/listselfstorage.com\/us\/industry-insights\/?p=4824"},"modified":"2023-10-23T10:42:45","modified_gmt":"2023-10-23T10:42:45","slug":"new-storage-commercial-units-approved-for-480-donegan-lot-in-glenwood-springs-co","status":"publish","type":"post","link":"https:\/\/listselfstorage.com\/us\/industry-insights\/new-storage-commercial-units-approved-for-480-donegan-lot-in-glenwood-springs-co\/","title":{"rendered":"New Storage, Commercial Units Approved for 480 Donegan Lot in Glenwood Springs, CO"},"content":{"rendered":"<p><!-- VideographyWP Plugin Message: Automatic video embedding prevented by plugin options. --><br \/>\n<figure style=\"width: 603px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" src=\"https:\/\/swiftmedia.s3.amazonaws.com\/mountain.swiftcom.com\/images\/sites\/6\/2023\/10\/19135745\/DSC_1012-1024x683.jpg\" alt=\"\" width=\"603\" height=\"402\" \/><figcaption class=\"wp-caption-text\">The 480 Donegan property behind the Glenwood Springs Mall<\/figcaption><\/figure><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The new development plan for the chunk of land formerly known as 480 Donegan was approved mostly for storage facilities and some commercial units.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">On Monday, the vote passed unanimously on the first reading with only a few minor amendments from Garfield County commissioners. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">After the multifamily housing development named 480 Donegan was shot down by Glenwood Springs voters in May 2022, the property owners switched to proposing storage and commercial development instead.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\">\u201c<span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">That annexation (with the City of Glenwood Spring) didn\u2019t proceed and we are here today to ask for the minor subdivision and special-use permit,\u201d said property attorney Haley Carmer.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The minor subdivision was divided into three lots and approved under the name the Cooper Minor Subdivision at 214 Center Dr. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The main concerns during public comment mainly focused on the height of the building and the lighting. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The 15.8-acre property was split into three lots behind the Glenwood Springs Mall, according to county documents. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Lot one is already developed with existing commercial buildings. Lot two was proposed as having three self-storage facilities, three employee housing units, some office spaces and additional warehouse storage spaces. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Lot three is slated for future commercial development. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Lot one already has water and sewer while lots two and three will be served by the city of Glenwood Springs\u2019 central water and by West Glenwood Sanitation District for sewer. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\">\u201c<span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">As of now, there\u2019s only firm plans to develop lot two,\u201d Carmer said.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The two buildings illustrated in county documents are more for a frame of reference for the traffic study for the development. They are not actual buildings being proposed. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The storage facilities will have 24-hour service with lighting along the building but no parking lot lighting. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\">\u201c<span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">It will have to comply with the county code, which is again downward, inward and not reflective and disturbance on other properties,\u201d Garfield County Commission Chair John Martin said. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The buildings will not be taller than 25-feet.
