A development plan by StorAmerica Gateway LLC of roughly seven acres for a storage facility was presented and approved Tuesday night at the McCordsville Plan Commission meeting.<\/span><\/span><\/span><\/p>\n Located at the southeast corner of West Broadway and CR 750N, the site is part of the already established Gateway Crossing Planned Unit Development (PUD), amended in 2021 to allow self-storage land use with office suites.<\/span><\/span><\/span><\/p>\n Ryan Crum, assistant town manager and director of planning and building, said at the meeting that the development plan has met all the town requirements, specifically making sure that the self-storage was totally enclosed and that a fourth wall would feature an office suite and commercial space.<\/span><\/span><\/span><\/p>\n The petitioner, Mike Surak, said that they have received feedback over the past few years and that it has not been the first time they have been to these meetings.<\/span><\/span><\/span><\/p>\n Surak said that since those meetings the overall plan itself has not had any major changes. It still has a storage facility and space for offices and commercial\/retail space.<\/span><\/span><\/span><\/p>\n \u201cWe\u2019re excited to get going on this project. I know we\u2019ve been in the works for a while, and I think it will be a great addition to the area and kind of a gateway into the greater town area,\u201d Surak said at the meeting.<\/span><\/span><\/span><\/p>\n For drainage on the site, stormwater detention will be underground to help maximize buildability.<\/span><\/span><\/span><\/p>\n The plan also shows a second lot but will not feature any development at this time. Surak said there are no plans for storage and that they have had people reach out about potential single-tenant users.<\/span><\/span><\/span><\/p>\n It is also shown in the staff report that the project will extend the private commercial drive between Gateway Crossing Retail Shoppes and the Gardens at Gateway Senior Apartments to CR 750N and that the \u201cprivate drive will be protected with a common access easement ensuring proper access to both lots, as well as cross access for adjacent properties.\u201d<\/span><\/span><\/span><\/p>\n It was also mentioned in the report that the existing sidewalk along West Broadway will remain, building a multi-use trail along the CR 750 frontage of the project with street lights also installed.<\/span><\/span><\/span><\/p>\n Crum said that, from the staff report, they are still working on some minor details such as enclosing details, gating and brick wall details. Crum also notes that the project has not yet been to the architectural review committee (ARC), but staff will ensure that they have those details figured out prior to a site release.<\/span><\/span><\/span><\/p>\n
