A self-storage facility is proposed next to a large solar farm on Hoffman Station Road (County Route 614).<\/span><\/span><\/span><\/p>\n Central Jersey Storage, LLC of Millstone Township has filed an application with the Monroe Township Zoning Board of Adjustment for a use variance and site plan approval to construct the self-storage facility with 11 buildings, totaling about 114,200 square feet.<\/span><\/span><\/span><\/p>\n The project would be constructed on the western portion of the 26.29-acre property owned by So Bright LLC of East Brunswick. The property is partially located in the R-60 (Residential) Zone District and partially located in the Flood Hazard Conservation (FHC) Zone District.<\/span><\/span><\/span><\/p>\n The mostly vacant land now has limited storage of abandoned trailers on site, according to documents filed with the township.<\/span><\/span><\/span><\/p>\n There is a solar farm on one side and it is separated from the residences to the east by the Manalapan Brook.<\/span><\/span><\/span><\/p>\n The continued use of the property as a solar farm and the proposed use of the property as a storage facility is not permitted in either of the zoning districts, which is why a use variance is required.<\/span><\/span><\/span><\/p>\n The site once contained a mining operation, according to documents filed with the township. Several years ago, the western portion of the mine was redeveloped with a large solar farm, leaving only the eastern parcel, the documents say.<\/span><\/span><\/span><\/p>\n
