Randall Road in Batavia in March 2024.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Linda Kost represented the seller, 501 N. Randall Rd Batavia LLC Inc., and the buyer, Noble Self Storage\/Bradley Financial Corp., Atlanta, GA.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Linda Kost from Grid 7 Properties dba Realty Metrix Commercial was the sole broker in the transaction. She assisted both the buyer and seller with development expertise, the entitlement process, including rezoning, and brokerage services.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">This 127,937 square-foot building situated on 17.66 acres was vacated by Sam\u2019s Club in January 2018. The building was acquired by the seller in March 2020 just days before the pandemic, as an investment property. Leasing opportunities were thwarted by the lockdown and accelerated shoppers&#8217; transition from brick-and-mortar shopping to online shopping. With the downsizing or closing of big box retailers in Batavia Square, this new mixed-use development is the perfect fit for Batavia. The self-storage facility will be in the rear of the building and the car dealership will occupy the entire frontage.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">This upscale, mixed-use development will complement Batavia\u2019s Randall Road retail corridor. There are huge economic benefits to converting a very large, vacant retail building into a mixed-use development. It will maximize the use of this entire site. It will have a very positive economic impact on Batavia through retail sales tax dollars and the increase in real estate taxes.
