Redondo Beach-based Trojan Storage has received approvals from the City of Los Angeles for the construction of a new 193,000-square-foot development which would include more than 163,000 square feet of storage space, ground-floor offices, and art studios, accompanied by a 25-unit apartment complex.<\/span><\/span><\/span><\/p>\n

The new complex, which would include one- and two-bedroom dwellings, is slated to replace 22 residential units.<\/span><\/span><\/span><\/p>\n

When submitted to the city for review back in 2021, San Clemente-based Jordan Architects was designing the Trojan Sylmar development. Renderings depicted a four-story standalone storage building and a three-story structure combining housing and storage space under a single roof. The housing would wrap the exterior of the site – a corner lot at Maclay’s intersection with Bromont Avenue.<\/span><\/span><\/span><\/p>\n

While this is the first time Trojan has attempted this strategy in Los Angeles, it will not be the last. The company is planning a similar development which would mask a storage space with multifamily housing in Sun Valley.<\/span><\/span><\/span><\/p>\n

These projects are part of a growing trend of unusual developments folding housing into the mix. A proposed 11-story development on Ventura Boulevard in Encino would include a Mercedes-Benz dealership capped by apartments, and a Costco planned in Baldwin Hills is being paired with 800 apartments.<\/span><\/span><\/span><\/p>\n
