Hernandez Development<\/b><\/u><\/span><\/span><\/a> and XSITE Real Estate have announced the site plan approval from the Planning and Zoning Department of DuPage County for a Class A Self-Storage facility and mixed-use development situated in the thriving Village of Naperville, IL.<\/span><\/span><\/span><\/p>\n Upon completion of construction, this project will feature a Class A climate-controlled self-storage facility, a one-story Little Sunshine Playhouse & Playschool Facility, and a drive-thru-only Scooter\u2019s Coffee. The total square footage of the self-storage facility will be 120,300.<\/span><\/span><\/span><\/p>\n The development is located on 75 th Street. With a daily volume of 41,900 vehicles per day, this street serves as an important artery, providing access within Naperville and connecting major roads, enhancing the site\u2019s accessibility. This Class A self-storage property will be a 3-story building that will boast 89,900 net rentable square feet while offering 882 climate-controlled units. The facility will be managed by industry leader, CubeSmart.<\/span><\/span><\/span><\/p>\n Naperville is one of the most affluent suburbs in the Chicago MSA. The area currently offers a low 6.07 square feet of self-storage per person, with the average utilization rate of 8.44 square feet as the indicator of equilibrium. This gap between the average use and the current supply indicates a supply shortage of 2.37 square feet per person.
