[Champion photo by Sinclair Andruska]<\/figcaption><\/figure><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">A developer proposing a self-storage facility in Chino Hills has received approval from the City of Chino to connect to its water and sewer system. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The William Warren Group is planning to build a four-story 62,950-square-foot facility with 741 storage units on the southeast corner of Chino Hills Parkway and Monte Vista Avenue. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The project will be built on the east side of Monte Vista, directly across the street from the Rancho Monte Vista Mobile Home Park. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The Chino City Council on July 15 approved the developer\u2019s request to connect to Chino\u2019s utilities, which are directly adjacent to the project, compared to Chino Hills\u2019 sewer and water lines that are 900 feet away at Monte Vista Avenue and Fairfield Ranch Road, according to Assistant City Engineer Jesus Plasencia. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Mr. Plasencia said the facility will have a minimal impact on Chino\u2019s utilities because of its low water usage. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The applicant will improve the intersection at Monte Vista and Chino Hills Parkway with accessible curbs, ramps, crosswalk striping and a new sidewalk to close an existing pedestrian gap on the south side of Chino Hills Parkway, he said. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Councilman Marc Lucio asked if the city has received any objections from self-storage facilities in Chino.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">No objections were received, Mr. Plasencia said. A market survey conducted by the developer identified six competitors. The nearest storage facility is more than a mile away. The project differs from facilities in Chino because it offers indoor climate-controlled units, according to the survey. <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">A six-story GoStoreIt self-storage facility was proposed on the same property two years ago by Madison Capital Group Management, LLC.
