The Adelanto Planning Commission Approved New Development of Self-Storage, RV Parking and Offices in Adelanto, CA

The Adelanto Planning Commission met on March 5th and approved a new development that will bring a modern business park, storage facility, and recreational vehicle (RV) parking to the city.

The project, spanning 9.68 acres at the southeast corner of Seneca Road and Pearmain Street, just north of Palmdale Road, and west of Highway 395, is designed to serve both business and recreational needs.

The development, led by Adelanto Seneca Land, LLC and represented by Mr. Jake Sowder, is not just about storage and parking; it’s a forward-thinking project that offers a diverse range of features, including office spaces, climate-controlled storage, and covered RV parking.

The project will be completed in three phases, with the first phase set to focus on multiple buildings and covered parking areas.

The project will unfold in three distinct phases:

  • Phase One: Construction of Buildings A, B, C, D, and Covered Parking A.
  • Phase Two: Construction of Buildings E and F.
  • Phase Three: Construction of Building G and Covered Parking B.
  • Buildings A and G will focus primarily on office and retail uses along the northern side of the development, facing Seneca Road.

These buildings will include office spaces, retail units, and enclosed drive-up storage units. Fourteen office spaces and nine retail spaces will have direct access to storage units through connecting doors inside the building.

These buildings will also feature restrooms, a leasing office, mail center, print area, lounge, and conference spaces.

Buildings B, C, and F will cater to a variety of climate-controlled storage options. The exterior will include drive-up storage units, while the interior will offer walk-up storage units in temperature-controlled spaces. Buildings D and E will provide enclosed drive-up storage units along the west, south, and part of the east boundaries.

The covered parking areas (A and B) will offer 68 RV parking spaces that will serves as storage for automobiles, boats, trailers, and other recreational vehicles. This new facility is expected to meet the growing demand for secure parking options for RV owners in the area.

The project will be designed with security in mind. The storage portion of the development will be fully secured, with two points of ingress/egress to the storage area located on either side of Building A. The south and west sides of the site will be secured by Buildings D and E, while the east side will feature a combination of Building F and a tube steel fence.

The project will provide 56 parking spaces, with retail and office uses being publicly accessible. Access to the site will be provided solely via Seneca Road, with separate access points for the storage component.

Once complete, the development will include:

  • Two office buildings: one 13,282 square feet and one 11,275 square feet.
  • Five storage buildings: three 27,000 square feet, one 24,787 square feet, and one 17,452 square feet.
  • Two covered RV parking areas: one 14,637 square feet and one 19,200 square feet.

The phased construction plan will allow the development to expand gradually, with the first phase expected to cover essential infrastructure, including the office spaces, retail units, and the first portion of RV parking. The project is aligned with the City of Adelanto’s 2035 Sustainable Plan, which focuses on economic growth, infrastructure expansion, and job creation.

The project received unanimous approval from the Adelanto Planning Commission in a 5-0 vote on March 5, 2025.
