A New Self-Storage Facility is Being Built in North Peoria, AZ

Location: Northwest corner of Cibola Vista Drive and Lake Pleasant Parkway in north Peoria.

Description: The Cibola Vista Self Storage project will be a three-story building, comprising two floors above ground and one basement level. It will have 693 storage units and a 470-square-foot office space.

The facility will have office hours from 9:30 a.m. to 6 p.m., Monday through Friday, and 9:30 a.m. to 5 p.m. on weekends. Those renting a unit will have daily move-in and access hours from 6 a.m. to 9 p.m. There will be 17 parking spaces and two loading spaces at the site.

History: Peoria’s Planning & Zoning Commission approved the storage company’s conditional use permit in October. The 4-0-3 vote prompted one resident of the nearby Cibola Vista neighborhood to appeal the decision to city leaders.

The resident claimed, among other things, that the facility would decrease property values and lead to traffic congestion. He also questioned the validity of the commission’s vote, noting that three of its members didn’t participate.

In October, the City Council upheld the planning committee’s decision.

When will the work be done? The Cibola project is working through the city’s permit approval process. According to the city, the developer resubmitted its site plan application for review in late February.

A city spokesperson explained that it’s not unusual for companies to go through multiple rounds of site plan reviews to resolve technical issues and comments. After those have been addressed and the site plan is approved, the project can move into the construction documents stage.

Earl & Curley, the zoning and land use law firm representing the developer, said construction of the project is planned to get underway later this year and could take about 12 to 18 months to complete.
