It is not every day that you hear about the details of paintball and a self-storage facility in the same conversation. However, Mandeep Pabla and Randeep Pabla, who grew up in Yuba City, can make that happen.
“My brother and I played paintball competitively at a high level when we were 15 years old, and it taught two brothers to learn how to be a team and what it takes to get better in something from a sport aspect,” Randeep said. “We were able to translate that into our work.”
Nowadays, they are developers, and they own a CubeSmart Self Storage facility in Yuba City together. CubeSmart is a nationally recognized self-storage company.
“Actually, the funny thing is, before this was a self-storage facility, we used to play paintball on this field,” Randeep said.
With CubeSmart Self Storage, Randeep explained that they were looking to diversify their portfolio.
“We felt that self-storage is a good asset class in real estate to hold. And we felt that it was something that Yuba City could definitely support given the need for additional square footage for self-storage, and that’s something that Mandeep and myself looked into before embarking on this venture,” Randeep said.
Development with their CubeSmart Self Storage facility was relatively quick, according to Randeep.
After all, like in paintball, sometimes it makes sense to play things quickly.
“(In paintball,) one position, like mine, was more you could play it slow or you could play it fast. It depends on how the field or the game broke open,” Randeep said. “Versus, typically his position, you’re always asking him to be aggressive, and not pull back.”
With the self-storage facility, they wanted to get this open and leased up as fast as possible.
“Versus other developments, like our project across the street, Henson Ranch, the single family homes, there, where we would like to have the same aggressive approach, but we’re willing to slow play given the market conditions, interest rates and seeing how we could benefit the end consumer while still also keeping, maintaining a solid product from our standpoint,” Randeep said.
With their CubeSmart Self Storage facility, Randeep said they always want to have some hand in how things are run at the location.
“Because we are local, this is our hometown, so we put extra care into this facility because we want to put a good impression for a place that we’ve called home for many years,” Randeep said.
They want customers to feel comfortable.
“We’re trying to make everything as inviting and personable as possible,” Mandeep said. “You’re coming here to have a unit where you store your personal belongings and I think we really want to emphasize the personal feeling here.”
For security purposes, Mandeep said that there is 24/7 surveillance and restrictions on when people can enter the property. They also offer climate-controlled units, and people who do not have a climate-controlled unit cannot access their climate-controlled building, so access is separated. They also offer outdoor vehicle storage options.
