Can You Get 70,000 Square Feet of Single-Story Self-Storage on 4 Acres? – by Marc Goodin, CEO of Storage Authority Franchise (Civil Engineer by Trade)

Yes, you can, on the perfect site if there are no tough zoning or design requirements!

How do I know? I just did this sketch on a piece of scrap paper.

To get to 73,750 gross square feet (59,000 Net Rentable Square Feet) of single-story self-storage, I made several assumptions as follows:

  • This means the site is flat so you do not need to area for grading to level the site.
  • The parcel needs to be as square as possible so no wasted land. In this case 410by 425’ for 4.0 acres.
  • No special coverage limits for buildings or impervious regulations
  • There are no landscape requirements that can not be provided in the 30 side yards provided. Such as 50 feet of perimeter landscaping
  • Parking is of 30’ off the front property line and the front building yards is 50 feet or less. While a lot of front yards are 50 feet they can be 100 to even 150 in some towns.
  • No (or) very minimal stormwater detention is required.
  • No easements
  • It is okay that the majority of units are climate-controlled.
  • There are no easements, wetlands, or other items affecting the use of the property.

Is it likely all these assumptions will be true? Sometimes but not likely. Often 5 acres is not enough because most properties do not get close to meeting the assumptions. We have our franchisees concentrating on finding 6 acres so they can build 80,000 sf of self-storage and some outside RV & boat parking.
