A vacant warehouse would be turned into an ExtraSpace Storage self-storage facility under plans prepared by Dean Architects.
Ferry Square LLC is proposing to reuse the building at 160 Dupont/294 E. Ferry Street but needs Preservation Board and Zoning Board of Appeals approvals.
The proposed project will remove/infill brick to enhance and stabilize the façade and increase overall building transparency. A separate application for the façade improvement is pending before the Preservation Board due to the site being within the Hamlin Park Historic District. The project will also incorporate existing garage bay doors along Dupont Street as accessible storage units.
From the application to the Zoning Board of Appeals:
Under Unified Development Ordinance (UDO) 6.1.5.V.2, individual units of a self-storage facility must be located in a fully-enclosed building with access to individual storage units provided from common areas located indoors. Although there are common areas that provide indoor access, some storage units will be accessible from the exterior overhead doors along Dupont Street. To implement a strategic adaptive reuse plan, the Applicant respectfully requests an area variance from UDO 6.1.5.V.2 to authorize incidental storage units accessible from the exterior.
The project, which will be reviewed by the Zoning Board of Appeals on Wednesday, also requires a variance for insufficient ground floor transparency.
