A new self-storage facility is on its way to Fischer Road. The development will be next to the Costco at the Fischer Road and Highway 34 intersection.
According to the development plans, the storage facility will be three stories tall and will have approximately 800 units. The building will be 98,700 square feet, with 32,900 square feet on each floor.
Cathy Wickey, Coweta County’s communications manager, said a height variance was granted to the development by the Board of Commissioners. The county’s ordinances allow a maximum of 34 feet and 11 inches, but the self-storage site was given up to 36 feet because the ordinance restricted the usability of the third floor.
Wickey said via email that the developer still needs to complete the project’s Land Disturbance Permit, which must be approved before construction can begin. Wickey added that the county’s Community Development Team provided some revisions to the development in August.
According to the draft of the facility’s plans, stormwater run-off will drain into an already existing retention pond.
At a commissioners’ meeting on Jan. 6, 2022, the 1.85-acre property was rezoned from rural conservation to heavy commercial.
According to the meeting’s minutes, Matt Boone, the applicant’s representative, said the facility would be complementary to the area and would have low impact on traffic.
Jacob Shepherd, a Lake Ridge Drive resident, was the only one to speak in opposition.
He expressed opposition to the county’s overall development. He took issue with traffic congestion, sidewalks that didn’t lead anywhere and excessive areas of concrete and asphalt, according to the meeting’s minutes.
The commissioners voted unanimously to rezone the property with six conditions for the development, which are:
- The developer must comply with all of the requirements of the county’s stormwater management, soil erosion and sedimentation control, wetlands protection ordinance and Shoal Creek Watershed Protection District
- The developer must meet the requirements of the Fire, Environmental Management and Building Department
- Unless a variance is granted, the facility must meet all requirements associated with the Quality Development Corridor District
- The development must be in accordance with the general conditions set by the Georgia Regional Transportation Authority
- Sidewalks with a minimum width of six feet must be provided along all internal roadways and the property’s frontage on Fischer Road and Highway 34
- Lighting on the property must not adversely affect nearby residences.
