The Town of Newburgh Planning Board granted a negative declaration for the Newburgh Self Storage project on Thursday, August 1. The planning board also waived the public hearing on the project. The board also granted site plan approval for the project subject to conditions and addressing comments by the board and its consultants.

Newburgh Self Storage is a proposed self-storage facility within the interchangeable business (IB) zone of the town, set to be constructed on the site of the Showtime Cinemas movie theater. Colliers Engineering and Design have proposed the current building would be renovated and eight new storage facilities would be constructed on the site where most of it is a parking lot. Main access would be from Route 300 with secondary access from Route 52.

Traffic Consultant Ken Wersted of Creighton Manning said the project has undergone review and all previous comments from his office have been addressed. “As a whole, the project is self-storage, which means, put a lot of stuff in and come and visit it once a month, or once every six months,” said Wersted. “So as a whole, it’s not a large traffic generator, and arguably it would generate less traffic than the actual movies, albeit at different time frames.”

Several requests from board members were for additional landscaping added to the site at the entrance along Route 300. The site would mostly be paved, whereas certain sections would not be due to the proximity to state roads, requiring review of the Department of Transportation.

MHE Engineering notes in its technical memo that required zoning variances were received by the town’s Zoning Board of appeals and a notice for intent for lead agency was circulated on July 1 with no objections received. The project is subject to architectural review board review and approval, a stormwater facilities maintenance agreement is required and the project was circulated to the Orange County Department of Planning. Other comments are included in the memo for the applicant’s review.
