Perry Village Council OKs Phase 1 of Developer’s Plan to Construct Self-Storage Buildings in Perry Township, OH

Perry Village Council has approved construction plans for the first phase of a self-storage business that will provide more than 200 indoor spaces for customers’ possessions.

Council, at its Jan. 23 meeting, unanimously ratified a request by Loreto Development Co. to construct two storage-unit buildings on Maple Street. Those structures will be built on 4 acres between the southeastern portion of the Hidden Village housing subdivision and the CSX railroad tracks.

The new business will be called Hidden Village Self Storage. Phase 1 of the project consists of two buildings. There will be a 16,250-square-foot building with 123 storage units and a 13,000-square-foot building with 105 storage units.

Hidden Village Self Storage will offer indoor storage only. The majority of the 228 units will be climate-controlled, said Loreto Iafelice Jr., property manager for Loreto Development Co., which is based in Willoughby Hills.

As of now, we’re planning on starting construction this summer,” he said.

The company also is the developer of the Hidden Village housing subdivision, where construction of ranch-style homes began in 2019. New homes are still being built in the development, which is situated on property south of Main Street and west of Maple Street in Perry Village.

Construction plans for Hidden Village Self Storage initially were approved by the Perry Village Planning Commission on Nov. 19. The commission then sent the proposal to Village Council for review and final authorization.

The council heard readings of a resolution for the storage unit business at three separate meetings. During the council’s Dec. 12 meeting, Loreto Development Co. President and owner Loreto Iafelice — father of Loreto Jr. — also gave a presentation about plans to build and operate Hidden Village Self Storage.

Before the council voted on the resolution at its Jan. 23 meeting, the panel asked that a few stipulations be added to the final measure.

Council specified that it was only approving construction of the two storage-unit buildings depicted and described in construction plans submitted to Perry Village. In addition, council made clear that no outdoor storage will be allowed at the business once it begins functioning.

The property for Hidden Village Self Storage includes space for construction of more storage-unit structures. However, the elder Iafelice said future expansion would depend on the profitability achieved with the first two buildings.

Any intentions to construct additional storage buildings also would require Loreto Development Co. to get new plans approved by the planning commission and council.

Hidden Village Self Storage actually only occupies a small portion of a 20.5-acre parcel that Loreto Development Co. owns along Maple Street, between the southeast side of Hidden Village subdivision and the CSX railroad tracks.

The company also intends to build new town homes on 16.5 acres immediately to the west of the storage-unit business.

About 80 townhome residences are planned, the younger Iafelice said. He estimated that there will be about five or six residences per townhome building.

Construction of the townhomes would start after all single-family ranch homes are built in Hidden Village, he said.

At this point, about 193 residential units are in the ground at Hidden Village, he said.

Our next phase is Phase 6, which we plan to start this year,” the younger Iafelice said. “There are seven planned phases and approximately 330 ranch homes planned for Hidden Village. The townhomes would be Phase 8 and would come at the end.”
