Three-Story Self-Storage Facility Gets Green Light in Residential Zone in Piscataway, NJ

Piscataway OKs three-story self-storage facility in residential zone

The township Zoning Board of Adjustment has approved the construction of a three-story self-storage facility in a residential zone on South Washington Avenue.

The Board granted preliminary and final major site plan approval with variance and design waiver relief to 900 East 92nd Street, LLC for the approximately 127,722-square-foot building at 1659 South Washington Ave., according to public documents.

The 3.71-acre property, which included a home built in 1918, was sold in May 2024 for $2.5 million, according to real estate records.

The project includes parking, lighting, stormwater management and other related site improvements, the documents say.

The Board adopted the resolution on Feb. 13.

The Board granted bulk variance relief to permit a fence on top of a retaining wall resulting in a height greater than 6 feet in a residential district, and design waiver relief to permit an access driveway for commercial use.

The Board previously granted a use variance to permit the self-storage facility, and bulk variances for maximum building height, maximum building coverage, minimum parking setback from a residential zone, minimum number of parking spaces, and maximum number of signs in a residential zone.
