U-Haul is expanding its metro Dallas portfolio with a new self-storage facility in Denton, Texas. MYCON General Contractors broke ground on the 127,205-square-foot development, marking it the seventh project with U-Haul. The facility is set for completion in March 2025.
Plans call for three buildings—a 28,639-square-foot pre-engineered metal structure for U-Box storage, a four-story, 89,512-square-foot self-storage facility and a 2,400-square-foot drive-up storage unit. U-Haul amenities include video surveillance, packing supplies, climate control, and electronic access, among others.
The project is taking shape at 3209 E. University Drive, near Interstate 35E and some 40 miles northwest of downtown Dallas. The facility will be one of the 12 available within 3 miles, offering residents 16.5 rentable square feet per capita.
U-Haul has 17 self-storage facilities in suburban Dallas, totaling 975,108 square feet. As of July, the market had six self-storage properties under construction, set to add some 600,000 square feet to the existing inventory, the same source shows.
Among U-Haul’s recent projects is the planning of two self-storage facilities totaling 1,787 units and 189,528 square feet in Ridgefield, Wash., slated for completion in 2026 and Frankfort, Ill., set to become available this August.
The latest report shows that despite a return to seasonal patterns in terms of rent trends and occupancy, self-storage demand remains low compared to previous years, with new deliveries leveling off instead of having a more noticeable drop.
