Another self-storage facility is being proposed in Somerset County.
Sempre Property Group LLC of Warren is proposing to build a three-story plus a basement, 25,844 square foot self-storage facility with 587 units at the corner of Route 202 North and ImClone Drive in Branchburg. It would be located on the wooded lot before Chubb Way.
The Branchburg Zoning Board of Adjustment is expected to hear the application at its Sept. 17 meeting.
The applicant is seeking multiple variances as a self-storage facility is not a permitted use in the zone.
Additional variances are for the maximum building height of 3-and-a-half stories or 50 feet. The proposed building is 4-and-a-half stories in height, including the basement.
A variance is also sought for the minimum lot width for 350-feet. The unimproved lot has a lot width of 326.55 feet.
Another variance is sought for the facade signs, which are only allowed to be no more than 15 feet above grade. The proposed facade sign is 44-feet, 8-inches above grade.

Nearby in Bridgewater, Bridgewater Storage LLC is proposing self-storage facility off Route 28 and Route 22. The applicant is looking to replace Melick’s farm stand and the long-vacant Tectonic building.
Additionally, in June 2024, Bridgewater Township approved a three-story storage facility on Route 22 off Route 22 near Vosseller Avenue.
