The William Warren Group is planning to build a four-story 62,950-square-foot facility with 741 storage units on the southeast corner of Chino Hills Parkway and Monte Vista Avenue.
The project will be built on the east side of Monte Vista, directly across the street from the Rancho Monte Vista Mobile Home Park.
The Chino City Council on July 15 approved the developer’s request to connect to Chino’s utilities, which are directly adjacent to the project, compared to Chino Hills’ sewer and water lines that are 900 feet away at Monte Vista Avenue and Fairfield Ranch Road, according to Assistant City Engineer Jesus Plasencia.
Mr. Plasencia said the facility will have a minimal impact on Chino’s utilities because of its low water usage.
The applicant will improve the intersection at Monte Vista and Chino Hills Parkway with accessible curbs, ramps, crosswalk striping and a new sidewalk to close an existing pedestrian gap on the south side of Chino Hills Parkway, he said.
Councilman Marc Lucio asked if the city has received any objections from self-storage facilities in Chino.
No objections were received, Mr. Plasencia said. A market survey conducted by the developer identified six competitors. The nearest storage facility is more than a mile away. The project differs from facilities in Chino because it offers indoor climate-controlled units, according to the survey.
A six-story GoStoreIt self-storage facility was proposed on the same property two years ago by Madison Capital Group Management, LLC. The original developer stopped pursuing the project in late 2023 but did not give a specific reason other than financial feasibility, according to Nick Liguori, City of Chino Hills community development director.
The City of Chino Hills is reviewing the new development for conformance with previously approved entitlements, Mr. Liguori said.
