The UK’s first luxury self-storage units are set to open beneath The Biltmore Mayfair hotel in London, after planning permission was approved.

The UK’s first luxury self-storage units are set to open beneath The Biltmore Mayfair hotel in London, after planning permission was approved.

The business will allow Mayfair’s elite residents to safely store high ticket items such as supercars, works of art and fine wines when it opens next summer.

American self-storage group 1784 Holdings has been given the green light to transform the 42,000 square foot site, which was previously used as a car park that closed in 2020.

Once complete,

  • It will offer 593 units ranging from 10 square foot to 300 square foot, including some units specifically designed to house luxury cars.
  • The site will be the most expensive storage unit in the UK, with prices from £90 per square foot per year.
  • The project is estimated to cost £15m and will share 24-hour security and CCTV with The Biltmore.
  • Operations will be run by Self Storage Concierge and include a hotel-style reception to greet customers.

Emil Sohrab, CEO of Self Storage Concierge, told The Times: “We are already receiving inquiries for this space, which is testament to the clear and growing market for exclusive self-storage facilities that go beyond the standard offering.

We are deteremined to create a hospitality-standard experience within a sector that has traditionally been functional rather than customer-focused.”

The Biltmore first opened in 2019 under Hilton’s LXR Hotels & Resorts brand, with celebrity chef Jason Atherton heading up fine-dining restaurant The Betterment.

The concept closed during the pandemic and was rebranded to the more casual Café Biltmore in April 2021. Atherton announced his departure from the hotel the following year.

In 2024, The Biltmore broke away from Hilton, announcing it would take full ownership of management internally and operate independently.

The hotel is owned by Millennium & Copthorne Hotels and now operates under the hotel group’s independent luxury brand, The Biltmore Hotels.
