The new six-story building would consist of approximately 294,731 square feet of self storage use and approximately 6,720 square feet of ground-floor retail use, for a total of approximately 301,451 square feet of floor area.”

Los Angeles’ Baldwin Hills neighborhood could soon see some much-needed self storage added to the area, according to a recent proposal submitted to the City. The proposal comes from Public Storage with designs by Ware Malcomb and would include a six-story building with both retail and self storage uses.

The project site is located at 5741 West Jefferson Blvd. on just over two acres. The development would include the demolition of four existing, one- and two-story self storage buildings. The new six-story building would consist of approximately 294,731 square feet of self storage use and approximately 6,720 square feet of ground-floor retail use, for a total of approximately 301,451 square feet of floor area. The project also includes parking for 73 vehicles as well as 34 long-term and 34 short-term bicycle parking spaces.

The project is also intended to replace an existing storage facility located at 3401 South La Cienega Blvd. The self storage facility, which is just 120 feet from the project site, is being redeveloped to include commercial and residential uses. Prior to the redevelopment, it had serviced the surrounding community for nearly four decades.

The demand for storage facilities, which is directly correlated with housing development, has increased considerably in the vicinity within the past few years, but the supply of storage has remained mostly static. The two existing storage facilities that will be replaced are currently not sized or designed appropriately to meet the community’s needs and are at full capacity. This existing deficiency in storage facilities will be further exacerbated in the future with the dramatic increase in commercial and residential development planned for this transit-oriented area,” City documents state.

The project site is located in an area that is predominantly developed with retail assets. The property is also within close proximity of the La Cienega/Jefferson Metro station and just south of Interstate 10.

Public Storage was founded in 1972 and maintains thousands of locations in the United States and Europe. Currently, the company has more than 170 million square feet of rentable space across its portfolio.
