Self-Storage Facility Proposed Next to Solar Farm in Monroe, NJ

A self-storage facility is proposed next to a large solar farm on Hoffman Station Road (County Route 614).

Central Jersey Storage, LLC of Millstone Township has filed an application with the Monroe Township Zoning Board of Adjustment for a use variance and site plan approval to construct the self-storage facility with 11 buildings, totaling about 114,200 square feet.

The project would be constructed on the western portion of the 26.29-acre property owned by So Bright LLC of East Brunswick. The property is partially located in the R-60 (Residential) Zone District and partially located in the Flood Hazard Conservation (FHC) Zone District.

The mostly vacant land now has limited storage of abandoned trailers on site, according to documents filed with the township.

There is a solar farm on one side and it is separated from the residences to the east by the Manalapan Brook.

The continued use of the property as a solar farm and the proposed use of the property as a storage facility is not permitted in either of the zoning districts, which is why a use variance is required.

The site once contained a mining operation, according to documents filed with the township. Several years ago, the western portion of the mine was redeveloped with a large solar farm, leaving only the eastern parcel, the documents say.

A hearing on the application is scheduled for 6:30 p.m. April 30 in the Municipal Building, 1 Municipal Plaza.
