Ardent Announces Opening of Class-A Self-Storage Facility in Copiague, New York

Opening marks Ardent’s first development in Long Island and underscores the continued demand for premier self-storage facilities

The Ardent Companies (Ardent) and Ironwood Development Partners announced the opening of their newest Class-A self-storage facility. Located in Copiague, N.Y., the facility will open Dec. 16, reinforcing Ardent’s proven approach of delivering institutional-quality, climate controlled, self-storage developments. The project represents Ardent’s first partnership with Ironwood Development Partners, a key milestone in the firm’s strategy to deepen its presence in high-barrier, supply-constrained markets.

The facility is one of the final assets to deliver as part of Ardent’s Self-Storage Development Fund II, which is on track to complete construction across remaining assets in early 2026. The opening follows notable lease-up momentum that has been established across other Fund II assets. To date, Fund II has executed nine of its 11 development deals and is consistently achieving occupancy milestones that surpass projections.

As Ardent’s first development project in Long Island, the three-story facility spans 108,201 square feet and is strategically positioned along Sunrise Highway. The project’s development team includes Park East Construction as general contractor, Michael Sudano as architect, and R&M Engineering as civil engineer. The property will be managed by Extra Space Storage.

Earlier this year, Ardent launched Self Storage Development Fund III, which seeks to raise $150 million to support the ground-up development of Class-A self-storage projects in high-demand, supply-constrained U.S. markets. Fund III’s pipeline includes 11 sites totaling approximately a million rentable square feet, with projects in high-barrier markets such as Hoboken and Boston.
