Go Store It Opens a Self-Storage Facility in Melbourne, Florida

Go Store It Self Storage has opened a new facility in Melbourne, Florida, transforming a former Sears department store into a modern self-storage property through an adaptive reuse strategy.

Located at 1050 S. Babcock St., the facility features more than 700 units of ground-floor, climate-controlled self-storage. The property offers a full suite of amenities designed to provide the highest-quality space for both residential and commercial customers in the growing Space Coast market.

The Melbourne opening reflects Go Store It’s continued focus on repositioning well-located retail assets to meet evolving demand for self-storage. By repurposing a vacant big-box store, the project reactivates an underutilized property while delivering a high-visibility, centrally located storage solution.

We continue to seek well-located retail assets that can be repositioned to meet growing storage demand,” said Scott Hastings, chief financial officer of Go Store It Self Storage. “Melbourne is a compelling market within Florida’s Space Coast region, supported by population growth, job expansion, and continued in-migration. This project not only allows us to efficiently deliver a high-quality storage solution, but also highlights the opportunity to create synergies alongside Madison Midtown and drive long-term value through strong demand, strategic location, and efficient use of existing real estate.”

The facility is located directly adjacent to Madison Midtown, a newly developed 240-unit multifamily community by sister company Madison Communities, further reinforcing Madison Capital Group’s ability to activate multiple asset classes within a single corridor.

The proximity creates a strategic alignment between asset class verticals that continues to drive value across Madison’s growing portfolio.

The location here really speaks for itself,” said Beau Agnello, chief operating officer of Go Store It Self Storage. “Being right next to Madison Midtown gives us immediate access to a strong residential customer base, while also putting us in an easy-to-reach spot in the market. It’s a natural fit operationally and allows us to deliver a convenient, seamless experience for our customers. It elevates the experience for both assets.”

The facility features climate-controlled storage units, video surveillance, and keypad access, and is positioned to serve customers throughout Melbourne and surrounding areas, including Palm Bay, West Melbourne, and the broader Brevard County region.

Adaptive reuse continues to play an important role in self-storage development, particularly in infill markets where existing retail buildings offer strong fundamentals for conversion. The Melbourne project reflects that approach, pairing an established commercial corridor with a new use aligned with current consumer needs.
