Recent self-storage transactions reflected continued investor involvement in markets supported by population growth, tourism and university-driven demand, particularly where assets offered operational upside or future expansion potential.

In Tempe, Arizona, the acquisition of Tempe Choice Self Storage highlights continued appetite for value-add opportunities despite the Phoenix Metro’s elevated 9.6 square feet per capita of supply. The 1983-built property was only 78% occupied at closing, though its proximity to Arizona State University and the broader Phoenix urban core likely added to its investment appeal. Tourism-oriented markets also remained active.

In Janesville, Wisconsin, growing visitation trends and more than 2,500 acres of parkland continue to support demand for facilities that combine traditional storage with RV and boat parking, even as supply exceeds 14.5 sqft/capita. Similar dynamics were evident in Dahlonega, Georgia, a destination market known for its wine country, Gold Rush history, and the University of North Georgia.

In Newbury, Massachusetts, a Boston suburb with less than 4 sqft/capita of storage space, the potential expansion likely strengthened the appeal of Newbury Self Storage. Institutional demand for high-barrier urban assets also remained evident in Bellevue, Washington, where a six-story facility traded for $51 million in one of the Pacific Northwest’s wealthiest tech-driven markets. Meanwhile, the sale of three Arlington, Texas facilities by National Storage Affiliates reflects continued investor confidence in the Dallas-Fort Worth Metro, where strong population growth, entertainment demand, and the presence of the University of Texas at Arlington continue to support long-term storage fundamentals.

Together, the week’s transactions continued to reinforce a wider industry theme: investors remain highly focused on well-located assets with operational upside, diversified demand drivers and long-term expansion in both primary and emerging secondary markets.
