According to the 2023 Self Storage Demand Study, several common characteristics emerge across the industry. Although individual markets may vary, these trends offer a useful starting point for owners, operators, and investors looking to better understand their customer base.

A Snapshot of Today’s Self-Storage Customer

The study found that the typical self-storage renter is:

  • More likely to be female than male.
  • Most commonly White or Hispanic.
  • Often married.
  • Typically a homeowner living in a suburban community.
  • Part of a household earning more than $84,000 annually.
  • Likely to have some college education.
  • Employed full-time.
  • Between 27 and 60 years old.
  • Living within 10 minutes of the storage facility.

While these characteristics don’t describe every tenant, they represent broad national

trends that can help operators make more informed business decisions.

Comparing the Data to Real-World Operations

Industry research is valuable, but it’s even more useful when compared with actual operating experience.

To see how closely these national trends aligned with real-world operations, I reviewed customer demographics across three self-storage facilities within our own portfolio.

The results closely mirrored the national findings.

Approximately 64% of our tenants were women, the majority identified as White or Hispanic, and nearly all lived within 10 to 20 minutes of the facility they rented.

Although every market has its own characteristics, the similarities between our portfolio and the national study reinforced an important point: understanding your local customer base can significantly improve operational decision-making.

Why Customer Demographics Matter

Knowing who your customers are allows operators to make smarter decisions across every aspect of the business.

Marketing campaigns become more effective when advertisements are directed toward the households most likely to rent storage. Facility improvements can be prioritized based on customer preferences, while pricing strategies and customer service initiatives can be tailored to the needs of the local market.

Demographics also play an important role when evaluating new development opportunities or acquiring existing facilities. Investors who understand the surrounding population are often better equipped to forecast demand and identify long-term growth opportunities.
